Our fees will be taken monthly or 6 monthly if managed. If the property is not managed, fees are taken in advance.

Before allowing occupation to a tenant proof of compliance with the statutory safety legislation and duty of care in respect of gas, electric and furniture safety is required.
The landlord must ensure that all furnishing meet fire and soft furnishing (amendment regulations 1993) and carry permanent labels to that effect and is solely responsible for the furnishings under our finding fee service.
The landlord also agrees to ensure that the property has a landlord gas safety certificate for Gas fittings and appliance’s has outlined in the Gas Safety (Installation and Use) (Amendment No2) Regulations 1996. Gas appliances must be checked annually by a CORGI registered engineer. The landlord is liable for the gas appliances under our finding fee and rent collection service and not Mulholland Estate Agents.

Gas (where applicable) and electric supplies must be connected and meter cards or keys made available for these checks to be carried out.

To avoid delays and rental income we suggest all safety checks are arranged before a tenant is found, all documentation relating to the safety inspections remains the property of the landlord.

The landlord hereby authorises us to use our best endeavours to ensure compliance with all statutory safety legislation, the cost of such inspections, remedial work, removal or replacement of furniture or appliances to be borne by the landlord.

The property requires a landlord’s electrical safety certificate issued by a registered engineer (NICEIC), THE ELECTRICAL EQUIPMENT (SAFETY) REGULATIONS 1994.

Fee for Mulholland Estate Agents to organise a gas safety certificate £75.00
Fee for an electrical certificate depending on the size of property from £125.00.

· Proof of ID
· Signed copy of this document
· A full set of Keys (for Mulholland Estate Agents)
· Proof of Compliances Gas (Safety) Regulations 1994 in respect of all gas appliances.
· The electrical equipment (Safety) Regulations 1994 in respect of portable electrical appliances & written confirmation from a qualified contractor that the electrical installation is safe.
· Furniture & Furnishings (Fire) (Safety) Regulations 1998 (as amended in 1989 and 1993) in respect of all soft furnishings.
